Washington View is an adaptive reuse development that reimagines the historic Pierce Brothers Chapel and Pierce Brothers garage as 122 units of senior affordable housing in the University Park area of Los Angeles. The architectural vernacular is an artistic modulation of shapes, masses, and fenestration that harkens to the Spanish Colonial Revival elements of surrounding properties.

Lotus @ 1st – 400 East 1st Street, Los Angeles, CA 90012

Lotus@1st is a mixed-use mixed-income 79-unit development over a 12000 SF podium of ground floor retail. Community amenities include a large community room, Artwork LED supergraphic, performing and fine arts gallery, open air space, vertical garden, and Yokocho with community and incubator retail space. (Joint Venture with Innovative Housing Opportunities).

Vineland Family – 8025 Vineland Avenue, Sun Valley, CA 91352

Vineland Family Housing is a 135-unit transit-oriented development and mixed-use affordable housing development located in the Sun Valley subarea of Los Angeles. This transformational project will convert an underutilized “grey” lot into a vibrant community asset with neighborhood-serving retail uses.

Vineland Senior – 11041 Strathern Street, Sun Valley, CA 91352

Vineland Senior Housing is also known as Strathern Senior Housing is a 97-unit senior affordable development. The adjacency to Vineland Family Housing was intended to provide intergenerational co-living options for families with seniors. The projects are joined by green amenity space as well as private recreational areas.
